Meet zach anderson

Zach Anderson - Husband, Father, Farmland Real Estate Agent!

Growing up on a farm in Iowa and helping with seed sales from a young age I developed a passion for agriculture. I turned that passion into a career after getting my degree at Buena Vista University.

For the past six years, I've been working Midwest Land Management as an Agriculture Real Estate Agent, Farm Manager, and Auctioneer. I have thoroughly enjoyed working with people looking to liquidate their farmland asset, farmers who are ready to grow their operations, and investors who are ready to diversify their portfolio.

Outside of work, I keep myself busy as a husband, father of one (Alfie) and one on the way! If I have free time (Which is hard to come by these days) I enjoy running, relaxing on the pontoon and grilling for the family.

  • There are a few options if you inhereted a farm. You could keep the farm as an investment and draw an annual income, or you could sell the farm.
    At Midwest Land Management we are able to help you with both options and will help make the decision that is best for you and your family.

  • Selling a farm is a big decision and often a once in a lifetime opportunity. There are often disputes between beneficiaries over: monetary disparities, sentimental attachments to the property and a host of additional conflicts that may arise. Here are a few ideas to help everyone come to a decision.

    -              Let everyone voice their opinion. It often helps to get all beneficiaries on the same call and make sure everyone gets a few minutes to voice their opinion.

    -              Focus on the farm. Don’t let past actions take over the conversation. Focus solely on what’s on the table for that conversation and stay in the present.

    -              Don’t make it personal. It is likely everyone is family and remember to keep profanity and insults out of the discussion.

    -              Leave personal finances out of it. It’s likely everyone is on a different financial playing field. Try not to make decisions on what someone does or doesn’t have.

  • Our commission depends on the size and location of the farm. The larger the farm the smaller the commission. For example, if you have a 40-acre farm we will be closer to 4% commission. On the other hand, if you have a 320-acre farm we will be closer to 2%. Our commissions are negotiable, and all depend on the services you are looking for.   • This depends on many factors. We tend to lean toward the auction method but there are exceptions to this rule. For example, if you would like to keep a tenant on the farm, if there is a potential buyer with leverage (long term lease, first right of refusal, ect…) if the property is in a saturated area or other potential exceptions. I am here to help you determine the best sale method for your property.

  • Midwest Land Management uses every advertising avenue available to us. We start with the “Old Fashioned” marketing such as a sign on the farm, newspaper, radio, flyers & sale bills. We also utilize the “innovative” methods such as custom-tailored direct mailers, professional drone videos, soil overlays, targeted social media campaigns, google and website marketing. Unlike most brokerages, all of our marketing is done in-house and personally overseen by myself. We pride ourselves on providing the best marketing services available.Item description

  • Yes. When a farm with an existing lease is sold the lease “Runs with the land” so the tenant simply gets a new landlord. Depending on the time of the year and lease terms we can prorate lease payments to a new buyer. Every farm and every lease is different so it is best to check with a professional before deciding to move forward with a farm sale.

  • Yes! We sell every farm with the seller reserving the right to reject any and all bids. This means if we do not reach your desired price the farm does not sell. While this is a possibility we rarely “no sale” a farm at auction. It is best practice to talk to a professional to determine an approximate farmland value prior to taking the farm to auction.

  • Auction day is very exciting with high energy and often high emotions! As the seller we will reserve a table for you at the auction venue if you are able to make it in person. We will introduce you at the beginning of the sale and thank you for the opportunity to sell the farm. Nearing the end of the sale we will make sure we have your approval to sell the farm (having met the reserve) and we will sell the farm. After the sale we will sign purchase agreements and we will collect earnest money to hold in our trust account.

    30 to 45 days later we will close the sale and send you your proceeds.

  • No. We often have sellers from out of state and we are very accommodating. We will start off with a simple phone call or zoom to get to know each other and the farm. We can sign listing agreements and necessary paperwork via online signature. We broadcast our auction live online so you can watch from anywhere in the world. When it comes time to close we can send the deed to you to sign in person with an overnight package to mail back to us. We will then close the farm totally remote and wire the proceeds to your account.

    I have sold multiple farms where I have not met the sellers in person.

  • Is it too much to ask for both? At Midwest Land Management we combine the “Old Fashioned” live auction where the auctioneer stands in front of the crowd and cries the auction with the “New Style” online auction where a bidder can bid via phone anywhere in the world.

    We have found that our simulcast auctions accommodate all buyers (young and old) and produce the best results for our sellers.
